Every second week we get the same question from Melbourne readers: 'What grants am I actually eligible for?'. The honest answer is that eligibility and dollar amounts change with every state and federal Budget, and any static list we print here will be wrong within a month. What does not change is which portals to open. Here are the three.
1. State Revenue Office Victoria (sro.vic.gov.au)
The single source of truth for Victorian first home buyer entitlements. Three pages you want bookmarked:
- First Home Owner Grant. Payable on new builds and off-the-plan purchases up to the current state cap. Eligibility, contract dates, occupancy rules and the current amount are all listed on the SRO page.
- First home buyer stamp duty concession. Different from the grant. Applies to any home under the current stamp duty concession threshold, new or existing. SRO's calculator tells you what you would pay.
- Homebuyer Fund. Victoria's shared-equity scheme that co-invests up to a set percentage of the purchase price. Slots are capped each intake.
2. Homes Victoria (homes.vic.gov.au)
Homes Victoria administers the Homebuyer Fund on the SRO's behalf plus a set of social and affordable housing programs. If you are applying to the Homebuyer Fund specifically, this is where the participating lender list, eligibility calculator and application timeline live.
3. Consumer Affairs Victoria (consumer.vic.gov.au)
The regulator we send buyers to for domestic building contracts and deposits. Two pages worth pinning:
- Buying a home checklist. Runs through cooling-off periods, section 32 statements and standard vendor disclosures.
- Domestic building contracts. Covers deposit caps, progress payment schedules and what warranties must be in the contract.
