North-East Adelaide covers the City of Tea Tree Gully and the inner north-east through Salisbury and Port Adelaide Enfield - Modbury, Para Hills, Ingle Farm, Holden Hill, Valley View and Wynn Vale. It's a more established, leafy part of the metro where new builds are largely infill. These are the live packages we track here.

The O-Bahn busway is the north-east's signature link, running a dedicated track from Tea Tree Plaza through to the city in around 25 minutes, complemented by North East Road and Lower North East Road. That fast, direct link is a large part of why the established suburbs here hold their appeal for commuters.
The north-east has a deep bench of established government and independent schools, and shopping is anchored by Westfield Tea Tree Plaza alongside Ingle Farm and Clovercrest. The area is greener and more mature than the growth corridors, with the Torrens Linear Park, Anstey Hill and the Hills escarpment close by.
Because the north-east is largely built out, new house and land here tends to be infill - knockdown-rebuilds, subdivisions and battle-axe lots rather than broad greenfield estates. That means block-by-block variation in size, orientation and site conditions, so checking the specific lot's dimensions, easements and slope matters more than in a uniform new estate.
