The four paths (and who each is for)
- Renovate to age-in-place — Keep the suburb, keep the neighbours. Reconfigure to single-level living, better bathrooms, no-step access. 4 – 9 months.
- Knock-down rebuild on the same block — Same land, brand-new single-storey home designed for your next 20 years. 14 – 20 months.
- Buy an established downsizer — A courtyard home or torrens-title unit. Fast, but supply is tight in the good pockets.
- New build on a smaller block — Land + build. Full control, but 18 – 28 months from decision to move-in.
What a good downsizer home actually has
Not what the brochures show. What Adelaide couples in their 60s and 70s actually tell us matters:
- Single storey — or a genuine ground-floor master + laundry
- Zero-step entry from garage and front door
- Doorways wide enough for future mobility aids (900mm+)
- Second bedroom that doubles as a study / guest / carer room
- Two bathrooms so guests do not share yours
- Lock-and-leave garden (Xeriscape or synthetic + a few pots)
- North-facing living space so winter is bearable without heating
- Enough garage for one car + storage, or a golf buggy / e-bike
Real Adelaide numbers (2026)
Age-in-place renovation: $120k – $340k depending on bathrooms, laundry and level changes.
Knock-down rebuild, single-storey courtyard home (180 – 220 sqm): $580k – $920k build cost, plus demolition ($22k – $45k) and site works.
New build on a smaller block: Land $340k – $780k depending on suburb, build $520k – $840k for a well-specced 3-bed single-storey.
Torrens-title established downsizer: $780k – $1.35M in the inner suburbs, less further out. Add stamp duty + $74k – $88k transaction cost.
Classic downsizer mistakes we see
- Going too small too fast — one guest room short means the kids stop visiting.
- Choosing a two-storey townhouse for “now” that becomes unlivable in 15 years.
- Forgetting storage — 40 years of family life does not fit in a 3-bed courtyard without joinery planning.
- Buying in a suburb without walkable coffee / doctor / friends.
- Underestimating strata fees on new torrens-title developments.
Suburbs Adelaide downsizers gravitate to
- Norwood / Kensington / Toorak Gardens — Walkable, cafes, quality courtyard stock.
- Unley / Malvern / Hyde Park — Character homes on smaller blocks, easy tram access.
- Glenelg / Somerton Park / Brighton — Beach downsizer belt.
- Prospect / Nailsworth — Cheaper entry, still 6 km to CBD.
- Adelaide Hills (Stirling / Aldgate) — For the lifestyle downsizer, not the mobility downsizer.
